Subject: Land Appraisal


Quick question on land appraisals. Just got one back on a tract I'm looking to purchase. The comps ran a little high IMO. The tract I'm looking to purchase is cleared, and all in crop production currently. The comps all have timber on them except for one comp which is located a mile from the piece I'm looking to buy. That comp is listed with an agent now and is listed for 25,000 less than what the tract I'm looking to buy appraised for. Would I be wrong in thinking that the two pieces that are cleared land should be closer together in price? Would timber affect appraised values that much? Don't want to lowball on my offer, but why pay appraised price of $140,000 when there is a tract 1 mile away that's 1 acre more listed at 115,000. We currently tend both pieces of land and production is about the same.
