Just this past year, a reality/ developer fella bought 2 old gas station properties, both had had the barrels removed and cleaned up but the derelict tiny stations remained.

Both properties were quite small, not really useable with the modern setbacks.

Developer figured out if you leave the station walls you can remodel, rebuild incorporating the old she'll, and then use the old setbacks from property lines, not the new setbacks. So he could use much more of the lot space for the new building, and make use of the skinny lots. As well he saved on electrical and plumbing hookups by keeping the originals in the old part of the structure.

All sorts of code games one can play, if you sort out what the rules are....... If anyone had leveled the old shabby building the lot would have been about useless. Of course the neighbors probably don't like the massive 2 story office building 4 feet from their property line, and this code might be changed in the near future, but it worked for him this year.....
