Subject: buying land is easy

Red River Valley
Paying for it, Now that is a different story.

as is evident by the fact that already one of the qtrs of the Minnesota Farms ground that was sold in Traverse county in the spring of 2013 for right near $10,000.00 per acre has changed hands again for right near $6,500.00 per acre.

leaving the original purchaser with a mere $550,000.00 ish dollar loss to spread on another qtr. or two.

Just think He only has 3 more qtrs of that once in a lifetime buy to work his way through.

I am hearing that a couple of other buyers of that ground are looking for Investor /buyers

the terms for these investor buyers seem to be they will buy it for near $6500 per acre with the farmer /seller giving them a 4% return on the 6500 plus taxes and they leave 3 years worth of rent with the buyer.

Meaning they only net $5,500.00 per acre which truly means that the Farmer will need to spread 700K over his land base in reality but he does have three years of overpriced rent paid in advance
