Central IA		The 90 acres, if lays good and improved, tiled, waterway, etc. $100-$110 CSR point.
If good but not great, $90 a CSR point.

The other 30 acres have no value, unless you have cattle and its pasture or you can work a deal to sell to recreation users, i.e. hunters.

I would pay no more at this time. Worth what you paid but my opinion. I'm within 15 miles of you.
