You do not have to buy at the top of the market either. This run up in land has always been a bubble since it produces a commodity instead of houses, businesses or a shopping mall. The rules still apply. There will always be opportunities and the idea is to be somewhat in a position to take advantage of it. That is really really really easy to say and very very very difficult to do. Going against all the forces around us is not easy and about impossible at times. You could hold the line on cash rents but if you did that a few years ago you wouldn't be renting any ground (still today to an extent).

The opportunity is typically when things change really fast. The slow grind from bottom basement land prices in the early 90's meant each year you waited you added another $250 to the price. The fast run up meant a whole bunch of people got in on the excitement. Those types of folks usually run for the door once the party is over. Interest is still low and lots of capital has been drained on previous purchasers.
