As much as there is of Harps and Okoboji soils, that is an extremely strong price.  Here those farms would be near the top of price range from last few years.

I agree with you, but what do they do that other auctioneers don't do well. They do a lot of promotion and keep their website updated with prices and that alone gets them lots of followers and attention. But most buyers end up being locals, what makes them bid more at a Sullivan sale than the local yodelers can get them to bid.

I don't know for sure clicker, but they get it done.

For one, they have a group of investor guys I think they call on if they need to get the price going. If something seems under value, they get on the phone with investors. Also it seems like they are in regular contact with investors to know who has money to spend. Just my observations, so take it for what it is worth, maybe 2 cents on a good day!

Top notch first class and professional kind of auctioneers. They are upfront and honest, if it is a no reserve auction, then you are bidding to take it home or own it. If the seller has a reserve, they let it be known before they start.

They know what stuff is worth. Start it low and let it go up from there which sure is better than to start out above where it will end and then have to back up and start over lower.

They just have a knack for it. Some things can't be explained. They will make you back their commission, and then some!!!

I have friends that farm in that area. So when I was off seeing them we took a look. Long straight rows, black dirt, but plenty of places the water would sit and pond when things get wet. This had eye appeal, but from a production perspective, it's only place to drain was an overloaded county main tile. It would have water troubles on a wet year.

Looking @ the plat map, if I owned what Loren Payne owned. I would have owned 7 more tracts when the bidding was done.

If I was Loren Payne, I would be calling the guy that just bought all 7 tracts. That's a pretty good price for today's economy.

Doubtful.



If you let someone buy the entire piece at the end that person doesn't have to bid at all until it is offered together.



And at that time a lot of the other bidders are no longer able to bid unless they get together with a whole bunch of the other bidders quickly.

As an attendee of the auction I would give the auction company an A+. I have never been to a sale they were in charge of but was very impressed in how it was conducted. The price was started low enough to get instant bidding. Very minimal amount of time wasted marketing the property during the actual sale. These guys assumed any potential buyer had done their homework prior to the start of the auction and additional promotion was unnecessary.

Definitely not surprised at all that the sale was over in the 1st round of bidding. Someone came to buy the farm and they got to business. Earlier posts had mentioned Mr. Payne whom owns the remaining 1/4 of the section. I believe he farmed it all at one point in time and without question could have bought the farm if so desired. If anyone knew the quality of the land he would.

Who is the actual buyer of the land? I understand that Jared Schmidt from Farm Financial Strategies represented the buyer-
