Columbia Basin, Ephrata, WA | Are the rents not paid until the fall?
Around here you'd burn through the majority of that 2 million just getting first half rents, power, and water paid in the spring. All the 2 mil will be gone if some of the LL's want all rent up front instead of just half. Realistically you better have at least 2x that much capital available to operate that many acres here, and WAY more if you intend to grow high value crops.
I'd venture a guess that most 5,000 acre operators locally have over $2 million tied up in just their equipment.
