How much grazing will you get 200 pair how many monthes?  Up here corn might be combined in the snow or in the spring. good chance you wont get in there till november and be out by april with very little grazing in between.  Is the  grass fenced out from the farm ground that would help so you could calve em there and have a date when you can go in the fall.  If you know you will get 2 monthes grazing every year put in the well  pay him 5 dollars a pair less rent on 200 pair per 2 monthes for 5 years  lease well is paid for.  if the gass is not fenced seperate I would only be interested for a little fall early winter grazing
