We don't have land like that around here. Some 150 bpa corn ground sold for $7k about 18 months ago (cash buyer, and I mean cash). Guy across the road is trying sell his for the same now. No bites this time around. Better land 10 miles south is bringing around $3,500-$4,200 (160 ish aph). It's amazing what people will pay, or not pay for land. Keep in mind we don't have a favorable corn basis here so that plays a very large factor in cash flow. |
