I would say average corn yield would be 180+/-.......with a range from 140 being pretty darn bad and 250 potential at the top end. Soybeans would prolly average around 55+/-.......prolly range from 35 being really bad to 70-72 on darn good year...... With current prices......I'm thinking a guy who is looking at farming another 25+ years should be a buyer up until around $7,500. Is this similar to values in everybody's area?
In my area with that description I would expect that it would sell for $12,000+
The last land that was sold in this area earlier this March brought over $13k and it wasn't as nice or good as your description. If it was advertised under $10k in our local paper people would be beating the door down.
