Rent the land. Now. You have been working along and learning. You seem to have proven that you can get things done. You need to be operating something on your own. You can keep on with your job. Ask if they will help you with machinery you don't have. Follow these rules. If you can't afford a piece of machinery, can you partner with someone? Can you hire it done? That machinery had better be able to do more than one thing for you. If you still can't justify it, hire it done. Or, look for ways to go without it. If you own your house an vehicles without debt, you'll look good to a banker and seem to have good financial sense.
Again, Rent the land, now. Get started, established as an independent farmer. Your location and crops might help us help you. If it's your family's land you should be planning to buy it down the road or be looking for something to buy when you are financially ready.
