northern MN | Perhaps the investor should have stayed with something he/she knew something about. There are far to many owning land that don't have the capacity to understand farm land does require maintenance. I have no sympathy for someone who bought expensive land thinking they were to rent it to the farmer who will guarantee them a return on investment... That being said a contract is to be lived with even an oral one, if its lower rent, do it when the contract finishes. The farmer that thought he could do it better or cheaper that lives somewhere else with no understanding about the farm he just rented away from some kid doesn't deserve to be pandered to.
