From experience I will tell you it is not the first guy to try to get rent lowered that gets it done. Second attempt from someone new even if they were the ones to raise it are the benefactors.

That being said; I don't see how we as an industry cannot make the attempt. Couple low price and a bad crop a guy could be out of business pretty quick. A month ago a banker sat in my office telling me how I was unrealistic about what I thought rent should be, today he says i was being optimistic.
