Northcentral Kansas | I was in the same boat a year and a half ago. My wife and I both wanted a 2 story house but couldn't find anyone who wanted to build it. Finally had a contractor verbally commit. I dug a hole and then he backed out. Decided to go with a ranch and designed and built it myself. Turned out to be a good thing he backed out because we still spent our budget with me doing a lot of the work. We would have had to cut some major corners to do 2 stories, which we kind of knew, no garage, unfinished basement and smaller kitchen. Now we have a completely finished house, finished basement, more sqft and an attached garage. We have been moved in for 3 months now.
