There are several reasons. Basis is part of it but the other cost's such as machinery expense, seed, chemicals, insurance all cost close to the same for an acre of land that will produce 100 bu or 200 bu. You will save a little on seed and some on fertilizer but not that much. It also seems like there is a lot more demand for high quality land and more competition for land in high producing areas. It is probable all overpriced right now but some of it more so then others.
