I would do a deed with a mortgage back. Keep him 1st in line as lien holder. Amatorized over 20 years with a 10 year contract and a balloon at the end. At the end of ten years you can amend the contract to extend it and change intrest rates Congrats to you and your neighbor for putting a deal together. Nice to see two people benifiting one another.
