You would only be paid on the minerals that you own not the physical dirt.
Your lease payment is one time payment. Not yearly.
Tell them you want a Pugh clause if its on more than one tract, 3 years and 3/16 royalty. Don't know anything about plays I'm your area but 6 years too long.
