ECIL | #4 A dishwasher doesn't need to be replaced immediately, people got along fine without them before they were invented. A built in dishwasher is no different than a water heater, furnace, or toilet - it's attached to the property and therefore is a part of the property, same if he plants any shrubs or trees (with your permission). He replaced it on his own (maybe if it was broken it needed a $9 part?) and could have waited until he was able to contact you about it. If the previous one is in working condition (it can be hooked up to a water and power source and tested) it should be his dollar. Hook up the old one and run it, if it works you have a new dishwasher. If the old one is broken and uneconomical to repair reimburse him for the new one. If the old one works either sell the old one or give it to him as compensation for the install if you feel so inclined so he can sell it. Don't let a precedent be set. If he turns out to be a good tenant and you are so inclined, deduct it from his deposit upon his vacancy. If anything his "roommate" might learn something. | |
