I don't know how your lease is worded, but it should contain a clause stating any and all modifications and repairs need to be brought to your attention and given your approval before being done. Plus any fixtures, such as a built in dishwasher are part of the property and remain with the property and if any fixtures or other permanment items are placed onto the property they automatically become part of the property and cannot be removed by the tenant at vacancy, even if the tenant did the installing or paid for the item. If your lease is thus worded you have yourself a new dishwasher at no cost. A strong lease, properly worded, can level the landlord/tenant field to some degree.
