Subject: RE: hot water heaters

I think after about 10 years you are on borrowed time, depending on usage and your water conditions. At my last house our electric hot water heater lasted the 25 years we lived there but I did have to replace several elements.
Where I at now I had to replace a 10 year old NG hot water heater.
Water condition affect the tankless rigs too and they have to cleaned out once in a while with an acid or vinegar. There are a lot more things to wrong with a tankless heater too as they are fairly complex compared to a tank of water and a heating element or burner.
