I think the landlord you describe is the exception not the rule. As a rule rents raise incrementally. I have also found that not paying a landlord a rent that is in line with the going rate will most likely have them look for a new tenant. I like flex leases and have used them more and more. That way everything is upfront and no surprises. How do you decide what bonus is? Just pick a number or do you use a formula?

I don't that keeping prices will necessarily keep me away from break even margins but a huge drop in commodity prices will guarantee we get there.

As to someone thinking they need to farm half the country.......those guys will always exist in some capacity and some number. They are just more visible in a high price environment.
