West Tennessee | Tommy, I have a spreadsheet somewhere that I did on lease vs purchase of a commercial building. I probably won't post it here because someone will whine that I'm trolling for business or some other nonsense that I don't care to hear. It's really pretty simple though on commercial buildings (not bins etc.) as has already been mentioned. 39 year commercial building depreciation vs 90% deduction in 10 years by leasing. The time value of money simply wins out. The costs of leasing a commercial building are no different than financing so no difference there. The only downside is paying for 90% of a commercial building in 10 years. I don't have cash either and that KILLS cash flow which is very important for me and my operation but even with that taken into account the lease still wins. Hope this helps. | |
