Is there a cap on the variable? I just did a variable with a cap on a real estate loan. Base rate started at 4% and can only go up to 7% as there's a 3% cap. They never quoted me an actual fixed rate but I'm assuming it would've been somewhere around 5.5% so I wouldve already been halfway to the cap from day 1. They had a better rate on a 5 year ARM but I decided against that looking at the long term.
