To your question Sat, I think values for decent rock free land in the valley around $3000 and rents (while they will not go this low) should be around $100. Those are numbers that work for most farms but still have risk for production. Farmers cannot eliminate all risk the market will not allow it. BUT from my p[perspective there is a sentiment out there that thinks production will increase every year and the only risk in renting is price. Not the case, we are a poor crop away from disaster. I don't know exactly where you are but I know we are not more than 100 miles apart, heck we may even know each other.
