Maybe previous tenant had a significantly higher breakeven and had to let it go. I think garvo has a pretty low machinery cost and manure. I'm told a large farm near here cut acres by almost 40% for 2016. Likely not all of that land found tenants who were willing to pay as much.
I would consider taking fresh ground on a breakeven deal.
