440 acres sold last Friday in Lyon County, IA (furthermost Northwest county in the state of IA) 160 acre piece sold as 2 80's ---- 1 was an improved 80 with an old house, old barn two 10,000 bu dryer bins and a 6000 bu storage bin If I remember right both pieces sold for $7800/acre. Other than the farm place and the gravel roads the improved 80 was all tillable and the other 80 had a short drainage ditch in it in addition to the road.
160 acre piece all tillable other than a short water way and the gravel roads sold for $7800/acre ? 120 acre piece all tillable other than the gravel roads sold for $8000/acre.
All pieces were square fields with 1/2 mi rows. Avg CSR's for all pieces were in the mid 60's. The piece with the lowest CSR (63?) was the $8000 ground. All was good ground for this area, (there is better ground elsewhere that is cheaper) but it was definitely high priced.
